Alternatively it may be where you force extra value into the house by refurbishing – prior to selling on

Buy to Let

  • Where you acquire properties below market value (BMV), prepare the property for rental, find a tenant – and charge them rent. This is an investment strategy where you hold the property long term for capital increases in value and monthly rental profits.

Leasebacks

  • Personally my favourites because they are the simplest and generally the most profitable. This is where you buy a house, BMV obviously, from the owner – then simply rent it back to them as you would in the buy to let example above

Brokerage

  • A much overlooked approach where you put yourself in a position so that you can ‘broker’ deals that may not be right for your area of speciality – onto other investor contacts who are interested in them. This can provide a good, easy income stream. It is much overlooked by many so called professionals.
