I purchased your BMV manual approximately 1 year
ago and just wanted to update you on where I am. I did nothing
(no leaflets, no direction) until May 07 when I decided
to truly give it a go - perhaps the fear factor/comfort zone issue
was holding me back. Your article stated that the turning
point for some could be the fear factor of NOT doing anything
and in my case this was 100% true.
Since June 07 I have bought a total of 6 properties to date with
more in the pipeline. At a rate of 1 a month this
may be small fry for others but for me is fantastic and way beyond
my initial expectations. I have already set my goals for 2008
and can't wait to give it a go.

I had done alot of research prior to purchasing
Greg's manual. Once I came across all the favourable comments
on the manual and also on Greg too, I had an hours conversation
with him. I was certainly impressed with his expertise
and also how he just comes across as being a "normal" guy.
I purchased the manual, went on a holiday to Australia and came
back fully motivated. Within
2 weeks of leafleting I got my first deal which completed within
the due 4/5 week timeframe. I will have, at least
10 rental properties in the next 2 years all purchased considerably
below market value and this really is all down to Greg's approach.
If you follow the manual, work hard and enjoy it you also will

Hi Greg
Just a quick email to say thanks for the call today. I found it
very motivational and reassuring - I now realise that any competition
won't be following such a rigorous system as me! And I'm much
clearer on choosing an area to operate in too.
I have now designed my leaflet (80/20 in favour of leaseback as
discussed) and will contact your leaflet printing guy tomorrow.
I'll see how long it will take him to produce them and let you
know so we can book our next telephone session.
In the meantime I plan to call your contacts (broker and solicitors)
tomorrow. I'll let you know how that goes when we next speak.

Personally, I bought and read the manual whilst
hardly knowing what BMV property trading was, never mind how to
execute it. After reading it, not only was I aware of
what to do, but also had tremendous motivation to get started.
This was increased when I met up with Greg to discuss things further.
I can't recommend
the manual or Greg strongly enough and without exaggeration, I
believe the £300 it cost is potentially the best money I've

What’s so good about Greg’s manual?
Definitely the best investment I could have made,
and cheap at several times the price.
- It got me
started. I was hesitating and getting analysis
paralysis. I’d done months of research, but couldn’t quite take
the plunge. Reading the manual and talking to Greg focused my
thoughts and gave me the confidence to move forward.
- It gave me
a proven method to start with. It’s entirely
possible to learn all you need to know from forums, networking
etc, but the advice you find is often conflicting and until
you’ve done it you don’t know what’s right or best.
- It’s clear,
focused and thorough.
- This
business is basically simple, but the devil
is in the detail. It’s easy to overlook key elements when you’re
inexperienced, but if you take Greg’s advice seriously and thoroughly,
you’re unlikely to go astray.
- The
price isn’t just for the manual. Greg gives
follow-up support by phone and email, timed so that it’s fresh
in the mind for when things start to happen.
- Rapport
with a client is key to success. The manual
stresses this and in the follow-up sessions Greg showed me how
to approach contacts and follow-up, which gave me the confidence
to develop an approach I was comfortable with.
- Greg
is generous with his time. Being able to discuss
issues with someone of Greg’s experience is invaluable.
Above all, the
approach is working for me. I got responses
above the predicted level and secured two deals in the first 8
weeks of operation, one completing today, the second
next week, and more are on the way. This despite not keeping to

problems so have only managed 6000 per 5 weeks instead of the

is no way that I would be in the position I am in now but for

Truly magnificent, I am now far wealthier at this moment in time
than in the last 20 or so years, and it’s all down to you.
Certainly your system, your encouragement, generous time
allocated and vast knowledge of the property market is invaluable,

In the four months since buying Greg's manual,
I have agreed on average one BMV deal per month,
either for myself or for other investors. Before buying Greg's
manual I had tried various methods of sourcing BMV deals over
18 months - all were unsuccessful ultimately. All the tools of
the trade are described in plain English - you will just need
to put them into practice. You even get telephone and email support
thrown in. If you want to source genuine BMV deals, give Greg's
manual a good go.

I wanted to give you some feedback on your manual
and let you know that my first BMV purchase has been agreed and
is progressing well.
I received a call on 30th December from a retired
couple, eight weeks after receiving my leaflet (my first weeks
drop). Their only relative in the local area had died a few months
previously and they now want to sell up and rent in the south
to be near their remaining family.
The property had been valued at £69k by one
local EA and at £65k achievable now by my EA. My offer of
£48k was initially rejected but they phoned me again on
3rd Jan accepting offer. Completion to be 27th Jan.
I had also agreed another deal with similar values
in December but it appears that that opportunity may now be fading.
Seller had split with his girlfriend and she was due to move out
week before Christmas, thus making property available. She won't
move out and now he's not answering the phone.
The number of telephone enquiries is continuing
to increase now that I'm into my second batch of 10,000 leaflets
and I must now prepare for ordering more supplies. I am also now
going to have to find someone who may be interested in taking
the sale and rent back opportunities that I could be achieving
if I wanted them.

the knowledge or confidence to buy properties in this way without

to my wife's face, in the knowledge that she may quit her job

Deal: 21% BMV rent back. OMV is 95k. Buying at 75k
/460 rent pcm. I’ve instructed both sets of solicitors &

In you first deal you'll make at least £10k+. The manual
is well written, down to earth, easy to read and it comes with
excellent phone and email support. I can't recommend it enough.

The manual arrived today and I picked it up this morning. I think
the postman took a sickie yesterday as we didn’t get any
post at all. I was like a little kid that had missed Christmas.
I was expecting to be impressed and I wasn't let down.
I have just finished my first reading and cannot find fault with
any part of your system. I will take a few days to re-read and
make a plan of action. I want to get this right and have everything
in place before leafleting. From starting my regular franchised
business I know that if you don’t get the preparation right
you may not get time to sort it out once the ball is rolling.
What is really strange is the cross over of skills from Policing
to the BMV trade. It was as if I was being trained for this role
at the tax payers’ expense. All the interview skills are
very similar. Planning what to say, use of scripts or planned
questioning, use of silence, evidence to prove points and building
rapport. All the times you have to ad lib and make conversation
like sitting next to a potentially violent prisoner on a long
escort or whiling away two hours with a widower waiting for the
undertakers. Even the hours of boring routine broken by the immediacy
of an incident is similar to the generation of enquiries interspersed
with sales calls and appointments.
I can’t get over the detail of execution and analysis you
have carried out to get to the system.
I will probably be ready to talk by Thursday/Friday of this week.

I can think of worse ways of spending 300 quid
then on Greg's manual. I read it from cover to cover many a time,
thinking I think I could it better, different and thinking and
thinking and thinking.
One fine day I did what he said, step by step and guess what?????????

I can say that cos I'm in Sunny Goa and that is really thanks

Would
honestly suggest you purchase the manual as I have - deploy the
strategy that Greg advises of and you will get your money back
ten-fold at least on one deal! I have never met
Greg but have had several conversations with him and he
genuinely wants to help people.
I have been doing exactly as the manual suggests
and in 2 months, leaflet dropping to no more than 20 streets,
I have cracked one deal (BTS) and had multiple calls from distressed
sellers (and some not so distressed), and had a couple of near
misses with a rent-back solutions.
With the one deal I have (almost) cracked, the two
bed terraced property has cost me 70k, my estate agent has advised
he can sell it for 95k all day long and has a long list of FTB
waiting to pounce once I have completed. Without the manual
I would have never sourced the deal.

In just 12 months I have bought and sold 3 houses
averaging £100k each and netted a profit of 70k, in a depressed
market! I had no worries about each purchase, followed the manual
and casually picked the house deals I felt most comfortable with.
I have absolutely
no previous experience of buying houses yet this was the most
enjoyable and stress free £70k I have ever made!
I have existing business commitments, and simply wanted
to work this business very much on a part-time basis at present.
The time spent was probably no more than 160 hours specifically
on the whole project, and it
works simply because there are plenty of people out there who
need to sell their house quickly and they aren't really bothered
who buys it. If you don't buy it, there are plenty
of other people out there who will and they will make the money!
I just had to make sure that I got in there first!
So, can I suggest you do what I did and buy the manual. It was
recommended to me and I would recommend it to anyone else who
wants to take control of their life. I spend more time
with my young children then most other parents and I so delighted
that I took control of my own destiny. Get
out of the rat race!
What's more, I was surprised that Greg would allow me on board,
as I live not too far from him (20 minutes) - and I assumed that
he wouldn't want any local competition. I was therefore delighted
to discover that this was not a problem to him - as he only covers
a small geographical area himself - and therefore my presence
would not create any problems for him.
I have simply developed my new business based on Greg's
model of keeping things simple and close to home.
